How does this reverse mortgage calculator work?

The calculator asks for three things: your home's estimated value, the age of the youngest homeowner, and how much cash you want. From your age, it applies the highest percentage of your home's value that Canadian lenders publish. That percentage rises with age, up to 60% at the top end.
